How to read these numbers

The median is the middle sale: half sold for more, half for less. We use it instead of the average because a few very large sales pull an average up and make a ZIP look more expensive than it is.

The middle half is the range between the quarter of sales at the low end and the quarter at the high end. It shows what most homes in a ZIP actually sold for.

Price per square foot helps compare homes of different sizes, but it depends on the size the city has on record, which is not always current after an extension or a basement finish.
