It was very stressful selling my home because both my kids grew up in that home and it was my dad's home first, so there were a lot of memories there. I think I drove Frank crazy with all my anxiety, but he was very patient with me. Appraisal, broker opinion and the city's market value

An appraisal is done by a licensed appraiser, usually ordered by the buyer's lender once a home is under contract. The lender relies on it to decide how much to lend.

A broker price opinion is what we give you: our read of the recent sales closest to your house, adjusted for condition, size and lot. It is free and it is how a list price gets set.

The market value on your Notice of Property Value comes from the NYC Department of Finance and is used to work out property taxes. It often differs from what a house would sell for, so it is not a good guide to a list price.
